These Terms and Conditions apply to all bookings made with Celador Apartments Limited registered in England under number 9693201 and whose registered office is Davidson House, Forbury Square, Reading RG1 3EU.


1.   Methods of Payment                                                       

1.1   We are pleased to accept the following methods of payment:

  • Credit / Debit Card – we regret we are unable to accept AMEX
  • Bank Transfer: Pound sterling only

1.2   Celador Apartments reserve the right to charge interest on overdue accounts at 4% above the UK Bank of England base rate.


1.3   Unless otherwise agreed in writing, payment terms are as follows:

1.3.1  For bookings made within 28 days of commencement of stay and under 28 nights in duration: 
Full payment to be made at time of booking.

1.3.2   For bookings made within 28 days of commencement of stay and over 28 nights in duration: 
Payment of the first 28 nights to be made at time of booking. Payment of each subsequent 28 nights to be made 7 days prior to commencement of each subsequent 28 nights period.

1.3.3   For bookings made more than 28 days prior to commencement of stay and under 28 nights in duration:
Initial 25% deposit to be paid at time of booking. Balance to be paid 7 days prior to commencement of stay.

1.3.4   For bookings made more than 28 days prior to commencement of stay and over 28 nights in duration:
Initial 25% deposit to be paid at time of booking. Balance of the first 28 nights to be paid 7 days prior to commencement of stay. Payment of each subsequent 28 nights to be made 7 days prior to commencement of each subsequent 28 nights period.


1.4   Should payment not reach Celador Apartments within the required time, Celador Apartments reserve the right to cancel any bookings made and any deposits / payments paid will be forfeited.

 

2.   Accommodation and Occupancy


2.1      Although accommodation and location are confirmed in advance, the exact apartment cannot be guaranteed prior to arrival.


2.2      Although every attempt will be made to ensure that you will be able to stay in the same apartment throughout the duration of your stay it cannot be guaranteed, and in such instances a comparable alternative apartment will be provided. In such instances, Celador Apartments will arrange the transfer of belongings etc. if required.


2.3      The number of people permitted to occupy each apartment is limited to the number specified at the time of booking. In some instances, extra beds can be provided, and this will be agreed at the time of booking. If the number of people permitted to occupy an apartment is exceeded, Celador Apartments reserve the right to charge for additional apartments.


2.4      You are required to keep the apartment and contents in good condition and repair during your stay and inform our office of any faults that occur within the apartment.


2.5      You are required to allow us to access the apartment with others to inspect, maintain or repair the apartment and contents as necessary.


2.6      For the duration of your stay the apartment may be used only as a private residence for yourself / the occupier(s) as specified on the booking form.


2.7      During your stay you will not do or allow any act or thing which may be a nuisance or annoyance to us or the occupiers of any adjoining premises or which may alter (or cancel) the insurance of the property. In the event of such instances, Celador Apartments reserves the right to terminate your stay without notice and without any obligation to refund any monies.

 

2.8      Celador Apartments reserve the right to refuse / cancel at our sole discretion, any booking you make with us.


3.   Arrivals and Departures


3.1      Upon arrival, Celador Apartments reserve the right to request photographic identification.


3.2      Unless otherwise agreed in writing, apartments are available for occupation from 16:00 on the day of arrival to 10:00 on the day of departure.


3.3      Early check in / late check out cannot be guaranteed.


3.4      Check in and key collection details will be provided prior to check in date.


3.5      For a late check out beyond 10:00 a late check out fee equal to 1 night will be charged. 


4.   Cancellation / Extension Policy


4.1   All cancellations must be confirmed in writing to our office at the following address:


Celador Apartments, Davidson House, Forbury Square, Reading RG1 3EU or by email. Written acknowledgement is required from our office for the cancellation to be valid.


4.2   To avoid Cancellation charges the following notice to cancel is required – for “Flexible Rate” bookings only:

For bookings of 1 – 6 nights, notice is required by 2:00 pm 3 days prior to arrival / departure date if in-house.

For bookings of 7 – 28 nights, notice is required by 2:00 pm 7 days prior to arrival / departure date if in-house.

For bookings of 29 + nights, notice is required by 2:00 pm 14 days prior to arrival / departure date if in-house.


Notice to cancel within the required notice period will result in a charge equal to the notice period required minus the number of days notice given. For example, if check in is on 8th March for a 10 night booking and notice to cancel is given by 2:00 pm on 4th March, then 4 days notice of cancellation has been given and a charge of 3 nights will apply (7 days notice required – 4 days notice provided = 3 night charge).


4.3   These policies also apply to existing guests needing to shorten their booking.


4.4   Please note that any cancellation resulting in the shortening of a booking may at the discretion of Celador Apartments result in an increase in the nightly rate.

 

4.5   Depending on the reasons for your cancellation, you may be able to claim cancellation charges from your insurance company if you have taken out travel insurance. Celador Apartments recommends that the booker / principle occupier purchase adequate travel insurance.


4.6   Extensions are subject to availability and may at the discretion of Celador Apartments be offered at a different rate.


5.    Additional Charges

 

5.1   Additional charges will include, but are not limited to:

  • Breakages, loss or damage to the apartment or any of its contents.
  • Cleaning, specialist treatment or other charges where more than routine cleaning is required or where smoking has occurred.
  • Lost keys, fobs or access cards.
  • Assisting with access to the apartment following loss / temporary loss of keys.


6.    Damages


6.1   Damages to the apartment must be paid in full by the booker / principle occupier. In the event of any breakages, damage or extra cleaning required after the principle occupier vacates, Celador Apartments will notify the booker / principle occupier by email within 1 week of the principle occupier’s departure, providing a detailed breakdown of the issues and the cost of rectifying them. Where possible, photographic evidence will also be supplied.


7.   Cleaning

 

7.1   Celador Apartments expects the apartments to be left in a reasonable state on departure. If, at Celador Apartments discretion, additional cleaning is required on departure, the cost of this cleaning will be charged as an additional charge. 


8.    Keys

 

8.1   Celador Apartments will issue the principle occupier with a set of keys and extra keys are available on request. However, if the issued keys are not returned on departure a charge of £200 will be made to the booker / principle occupier. If between the hours of 18:00 and 09:00 a guest locks themselves out of the property and requires assistance to re-enter the apartment, Celador Apartments reserve the right to charge £75 call out charge in addition to the charge of the lost keys (if applicable).


9.   Call Outs


9.1   If the emergency out of hours number is used at any time between the hours of 18:00 and 09:00 for any purpose other than an emergency, Celador Apartments reserve the right to charge the booker / principle occupier a call out fee of £75.


10.  Deposit


10.1   Celador Apartment reserve the right to charge a refundable security deposit of up to £200 at the time of booking or up to £500 at any time during a booking. The deposit will act as security for any damage caused and / or additional charges. Celador Apartments reserve the right to terminate your stay without notice and without any obligation to refund any monies should you refuse to pay a deposit on request.

 

11.   Pets


11.1  Subject to written confirmation, pets are permitted to stay in our apartments subject to the following additional charges:

For bookings of 1 – 6 nights a pet cleaning charge of £75 will apply

For bookings of 7 – 28 nights a pet cleaning charge of £100 will apply

For bookings of 29 + nights a pet cleaning charge of £150 will apply.

 

12.   Smoking


12.1   Smoking in not permitted in any of Celador Apartments buildings. Celador Apartments reserve the right to make an additional charge of £200 for specialist treatment to an apartment where smoking has occurred. Should guests be in breach of these terms and conditions, Celador Apartments reserve the right to vacate the apartment within 24 hours.

 

13.   Internet


13.1   Celador Apartments will make every effort to ensure the internet is available in all apartments at all times but cannot guarantee service or speed. If there is a fault which is deemed by Celador Apartments to be associated with the user’s hardware or software, no support will be available.


14.   Insurance and Liability

 

14.1   Celador Apartments cannot be held responsible in any way for loss of, or damage to, contents, furniture, fittings or any personal belongings at the apartment locations. Nor can Celador Apartments be held responsible for the acts or defaults caused by third parties. You are advised to ensure your own insurance policies cover loss or damage to personal property during your stay. Guests are advised to take out adequate travel and personal insurance.


15.   Services


15.1   Celador Apartments cannot be held responsible for any failure or interruption of services to the apartments, including electricity, gas and water and any damage, disruption or noise caused as a result of repair works being carried out in another part of the property.


16.   Data and Internet


16.1  Neither Celador Apartments nor its management assumes any responsibility for any damage to your computer, the data contained on it, or the security of any data transmitted over the internet. It is the sole responsibility of guests to protect their computers from viruses, loss of data and / or unauthorised access.


17.   Confirmation of Booking


17.1   Unless otherwise agreed in writing, to confirm a booking, Celador Apartments require payment as laid out in clause clauses 1.1 – 1.7.


18.   Lost Property


18.1    Any items left in the apartment will be kept for 1 month after departure.

 

19.    Website


19.1    Every effort has been made by Celador Apartments to ensure that the information and images on its website are accurate. However, information and images are subject to change without notice.


19.2    Please note that apartments are individual and vary in style, size and layout so furnishing details are not uniformly standard.


19.3    For the reasons set out above, and due to the limitations in the manner and style in which Celador Apartments can reproduce images of apartments in publicity material or on its website, Celador Apartments does not warrant any such images accurately or completely describe any of the apartments.


19.4    Please note that Celador Apartments website may link to other websites which may be accessed through our site. Celador Apartments are not responsible for the data policies, content or security of these linked websites.
